Abstract
Personal credit ranking, a new emerged field in banking, has been given the expectation to growth in the next few years. Although various ranking methods have existed for years, it is needed to have credit ranking models for this purpose. From articles in banking, we learnt that logit model (log-odds model) is an effective model for estimating probability, which is suitable characteristic for a customer evaluating model. Following these ideas, our group decided to conduct a research with the subject
“Application of Logit Model in Personal Credit Ranking” which holds the purpose of building an appropriate model for evaluating payment capacity (solvency) of customers based on characteristics of Vietnamese personal borrowers. We applied the theory of Logit model, with the support from various empirical researches, especially
Vuong Quan Hoang’s, and the dataset from Saigon Commercial Bank, to form a model with six independent variables (Education level, Number of customer’s dependants, Marital status, House ownership, Salary payment method, Monthly income). Although the data sample is small and limited in detailed variables, it is believed that our model still has a reasonable accuracy and reflects truthfully the nature of Vietnamese customers.
Our conclusion centered on the following main points:
 Age and gender has no impact on the solvency of personal customers.
 All other variables have their signs followed initial expectation and common senses.  Education level and marital status has strongest marginal effect on the solvency of personal customers.

    The report shows the customers historical payment data and how they pay their bills. Organizations are most likely to do business with customers with who don’t have perfect credit history because there are not many companies with perfect credit but companies must lay down strict payment term and enforce these terms to avoid cash flow problems. Companies should monitor new customers with less than perfect credit and also laid down the credit rule of the company early and firmly from the start of the business. Companies should keep the amount of product they offer to less than prefect credit companies at a minimal level until they have proven themselves.     Shifting probability of credit status of past due or non-performing loans across stage has always been the center of attention not only for banking institutions but also for academicians. Mortgage loans’ changing credit status has a major influence on bank’s required reserve for capital adequacy against possible default loss. If the probability of shifting credit for default loans can be understood, calculated, controlled, or even predicted, reserve cost for the banking institutions can be alleviated to achieve higher economic efficiency. Due to the practical need to study and forecast bad credit, this research tries to explore probability distribution of past-due loans and to estimate average survival time before transferring into next non-performing loan stages. This information may be useful for bank managers to understand how to deal with the problems of classification and average delinquency related with mortgage loans for the purpose of better managing and granting loans. Bank asset may be better protected by restricting the period of years in mortgage financing especially when loans become dangerously delinquent and collaterals fail to offer adequate protection. Banking institutions may even use life insurance to match the period of mortgage loans against potential default in the case of borrower accidents.
